Why invest in land?

In a densely populated country like Germany, land is at a premium. Each year, around 34,000 hectares of land are used for construction purposes.
Good earth and topsoil are non-replenishable resources.
The demand for high-quality food in southeast Asia and China is growing steadily, so more land is needed for production.
Climate change is destroying fertile cropland, particularly in the tropics and sub-tropics, and natural catastrophes will cause increased crop failures which even genetic engineering won't be able to prevent.
Population growth in the next 20 years must not be underestimated.
Desertification is on the increase, as is salinization and soil erosion through wind and water.
The danger to soil and crops is much lower in the temperate latitudes.
All around the world, there is a rising demand for land which can be used to cultivate raw materials which will grow back again. The amount of available wood is decreasing worldwide, and in the future, woodland will become more valuable again.

Land is the most secure financial investment there is. In Germany, many properties have been in the possession of a single family since the early Middle Ages. Once this property is entered in the land register, the land can benefit your family for centuries to come.

Land is a stable, practically indestructible financial investment. It is probably the most secure asset in any investment portfolio. Annual lease interest rates of 3-6% on your invested capital are well within the realm of possibility. The value of your property may rise as well. In 1991, one hectare of normal land in the new German states cost just DM 2000-5000. Today, one hectare costs €3000-10,000 on average. In some cases, this corresponds to an increase in value of over 300% in 13 years.
Of course, regional differences and the proportion of grassland must also be taken into account. At the moment land prices in the east continue to rise.

In western Germany, land prices have remained relatively constant. Depending on the region, one hectare costs between €10,000 and €40,000. Assuming that the land market continues to equalize itself as it has so far, further increases in value can be expected.

A lack of tenants is unheard of, because there is no space that is not leased. Large, uniform areas of land, such as those in North America, mean that the land market in eastern Germany will remain attractive in the future. The agricultural units in the east are ten to twenty times larger than in the west, so farming is much more cost-effective. This means that there is healthy competition for leases among agricultural companies.
